Signs Are the Latest Indicator of Progress at Outlet Malls

The Chesterfield Planning and Zoning Commission has granted sign packages for St. Louis Premium Outlets and Taubman Prestige Outlets that give a preview of how the sites will be advertised.

Another sign that the two outlet malls racing to finish construction are both on track is, well, signs.

At a meeting of the Chesterfield Planning and Zoning Commission Feb. 25, the two developers each received the go-ahead and special sign packages that offer an outline of what drivers can expect to see as they travel through Chesterfield Valley.

Planning and Development Services Director Aimee Nassif said the purpose of proposing a sign package is to allow flexibility for big projects such as the St. Louis Premium Outlets or the Taubman Prestige Outlets that might have specific needs.

“It provides some flexibility from our traditional standards if there is a unique development or a mix of uses or a large-scale development,” Nassif said.

It also gives the city and the developer room to negotiate, allowing the city to see what the signage for the area will look prior to permits being issued.

For example, in the package for Taubman Prestige Outlets, Taubman Centers will be allowed to place more signs on the wall of the building that faces the highway while using less large, free-standing pylon signs. Given the long, horizontal nature of the project, which fronts Highway 40 for nearly half a mile, it makes sense, Nassif said.

In the case of Chesterfield Blue Valley, the larger development of which St. Louis Premium Outlets is a part, the company has asked to receive larger signs off Olive Street Road in exchange for not including freestanding business signs along I-64, according to documents available on the city website.

Such a move is not uncommon for such projects and Nassif noted that Chesterfield Commons also has its own sign package. In fact, an analysis of the two proposals from the outlet malls by city staff show that residents can expect the size and amount of signs to be similar to what is present at the shopping center. 

About the Outlets:

St. Louis Premium Outlets is set to open Aug. 22. The $100 million, 350,000-square-foot complex will include 85 stores located on the south side of Highway 40 just east of the Daniel Boone Bridge. It is being developed by Indianapolis-based Simon Property Group and Forth Worth, Texas-based Woodmont Outlets.

Taubman Prestige Outlets is set to open Aug. 2. The $150 million, 450,000-square-foot project will include more than 100 stores on North Outer 40 east of Boone’s Crossing. It is being developed by Bloomfield Hills, Mich.-based Taubman Centers and Warren, N.J.-based OutletPartners LLC.
