New Neighborhood Could Come to Wild Horse Creek Road

McBride and Son Homes, Inc. would develop the site.

Residents of in the Wild Horse Creek Road area could soon have some new neighbors—22 of them to be exact.

McBride and Son Homes, a large real estate company in the region, has plans to develop a 23-acre tract near Wildhorse Parkway Drive into a 22-house neighborhood.

Chesterfield's Planning Commission held a public hearing July 25 for two related proposals that involve the 23-acre lot. The first would rezone the land to allow for one acre residential lots. The next proposal would rezone the land again as a planned unit development, a city zoning regulation with strict building and development standards.

John Berendzen, with Fox Architects, said the development will have many sustainable features and create an area people will want to live.

"When you create a community people will become invested in, they will take better care of it," he said. "That is really the root of sustainability."

Jeff Schindler, with McBride and Son, said a lot of time has gone toward planning this project. "We really can't think of a better place to do this than the 'Arbors at Wild Horse Creek,'" he said.

Schindler said its still very early on in the process, but the homes would be priced competitively with others in the area, around $500,000.

This was an early step in the development process. The commission took no vote, and the rezoning proposal has to go through several more meetings before it's approved. Then, other details, such as a site plan, need approval, Senior Planner Shawn Seymour said.

"There's a minimum of one year before you could see a shovel in the ground," he said.

In other business, the commission voted unamiously to abolish the city's Architectural Review Committee and the Landscape Committee. There was no discussion before the vote.
